Multi-story apartment complex,

   Trammell Crow Residential is developing plans for a lot on North Marine Drive upon which they are planning to build a high-end, 250-unit rental community that will connect with North Harbor Drive. 

The property, which consists of 6.7 acres, will, according to Sam Rodriguez of Trammell Crow, provide waterfront views for its residents. Under the proposed designs, a four-story, residential podium building will be built alongside a smaller, three-story residential building with a garden area.  Trammel Crow would like to begin construction toward the end of the year. Rodriguez doesn’t expect it to be finished before the summer of 2010.

OregonLive.com published the minutes of a Bridgeton Neighborhood Association meeting held in July at which Trammell Crow officials said the rents would be between $1,000 and $1,400 monthly for one- and two-bedroom units.

The Bridgeton Neighborhood Association will hold a special meeting with Trammell Crow representatives on Wednesday, Aug. 6, at the Marriott North Harbor Courtyard Hotel, 1231 N Anchor Way. The meeting will begin at 7 p.m.

David Hassin and Terrafirma Building, Inc. are hoping to develop a multi-faceted project near the waterfront in St. Johns.  Under the proposal, six three-story, 45-foot-tall row houses will be built, designed as mixed-use, commercial and residential properties.

The building’s height has prompted concerns from developers that the building would obstruct views from the adjacent residential units.  Hassin responded that “Forty-five feet is well within the restrictions,” which extend 10 feet higher — but added that he is “trying to accommodate all concerns.” According to the city’s Bureau of Development Services, the “height of the building is consistent with the three-story residential buildings more recently developed in the area.”

Each of the row houses will total approximately 3,000 square feet. There will be 10 to 12 loft spaces ranging from 600 to 1,800 square feet.  

On the eastern portion of the property sits a 1,600-square-foot industrial building that will be available for rent. “This building will eventually go away,” says Hassin, “and a new, larger building will take its place.”   

As of now, the timeline remains indefinite.  As far as construction is concerned, “based on the economy, it won’t be started this year,” Hassin says.
